The Haddow Riverbend real estate average sale price per square foot has been pretty close to the Edmonton average selling price per square foot.  Haddow did have a huge first quarter in 2012 on a sold price per square foot basis.  April has seen Haddow's average price per square foot slip back to where it has been historically over the last 3 years.  The question is why did the average sold price per square foot in Haddow spike so high to start 2012?  I looked closer at the solds, and Haddow had a much higher percentage (60%) of bungalows and bilevels sell in the first quarter of 2012 versus the percentage in 2011 which was 20%.  Bungalows and bilevels do tend to sell for a much higher sale price per square foot compared to 2 story homes.  The highest sale price for a home in Haddow in 2012 has been $805,000.  The average time to sell a home in the Riverbend neighbourhood of Haddow has been 73 days.
