The Blackmud Creek (aka Southbrook) Edmonton real estate average sale price per square foot has followed the Edmonton average very closely. Blackmud Creek did have a weaker month in April in comparison to the Edmonton selling price per square foot. The last time that Southbrook dipped under the Edmonton average was back in the 4th quarter of 2009. We will see if Southbrook can rebound in the remainder of the quarter.

Over the last couple years the Prince Rupert neighbourhood has been traditionally higher than the Edmonton average sold price per square foot. The Haddow Edmonton real estate average sale price per square foot has fallen a small amount in the first quarter of 2011, while the Edmonton selling price per square foot has risen. Looking at April's numbers, the sold price per square foot in Haddow has actually slipped underneath the Edmonton sold price per square foot. This is only based on two sales in April in Haddow which is a pretty small sample size to generate too many conclusions from.

The King Edward Park Edmonton real estate market average sale price per square foot has continued to outperform the Edmonton selling price per square foot into 2011. So far in April, King Edward Park's average sold price per square foot has jumped higher over $330/sq ft. This doesn't quite reach King Edward Park's high of $340/sq ft set in the third quarter of 2010, but the trendline is definitely approaching that number.
