The Balwin Edmonton real estate average sale price per square foot has fallen lower this quarter. Balwin's average selling price per square foot has slipped back to a similar level that was seen in early 2009. I don't expect this weakness to continue. Balwin traditionally does sell lower than the Edmonton average sold price per square foot, but normally within $10 per square foot, not $30 to $60 per square foot lower. Since April there has been quite a few sales of homes on or near 66 street, this area of Balwin does tend to sell for a lower per square foot than homes closer to 82 street. For that reason, I do expect the Balwin selling price per square foot to strongly rebound as we move further into 2012. The highest sale price recorded in 2012 in Balwin has been $330,800. The average time to sell a home in Balwin in 2012 has been 94 days. That is much slower than the Edmonton average days on market of 45 year to date.
