Wellington Edmonton Real Estate

The Wellington Edmonton real estate average sale price per square foot has moved above the Edmonton average selling price per square foot for the first time since 2010.  Wellington does see some wild swings in the average sold price per square foot.  This is mainly due to the mix of basementless homes in the area.  As I've mentioned on previous posts, basementless homes are exceptions and when they sell they sell for $30,000 or more less than another home that is the same square footage.  Wellington does tend to stay fairly close to the Edmonton average selling price per square foot.  Out of the last 14 quarters, Wellington has been much lower than the Edmonton average only 4 times.  And most of the time the next quarter Wellington see's its average sale price per square foot bounce back strongly.  The highest sale price for a home in Wellington year to date in 2012 has been $337,000.  The average days on market in 2012 in Wellington has been 32 days.  That is faster than the Edmonton average time to sell in 2012 of 45 days.
