The duplex sales in Edmonton over the last few years have made up a larger component of the Edmonton market. Back in 2005, duplex and rowhouse style homes only made up about 3 to 4% of the sales for the Edmonton real estate market. Today, the percentage of duplex sales fluctuate between 6 to 6.5% of the market. In 8 short years, the number of duplexes that are sold each year have basically doubled. Why is this?
My thoughts on this is that duplex and rowhouse homes are more popular than condo townhouse style units. You may have to look after the maintenance and repair on the outside of your home, but you aren't paying the $100 or more condo fee each month. Another reason duplexes are more popular today has to do with price. Roughly 50% of the sales in Edmonton in 2012 were $325,000 or less. That price range is where most duplexes are. In fact, you can often get into the most expensive areas of Edmonton and into a brand new duplex for under $325,000.
