Carlton Home Sale Prices

The Carlton home sale price per square foot has been weaker in the last few quarters including 2013.  In late 2010 and most of 2011, Carlton was much stronger on a selling price per square foot basis.  I had a look closer at the homes sold to find out why the discrepancy.  The Carlton neighbourhood saw a higher percentage (over 40%) of bilevel and split level homes sold when the selling price per square foot was higher.  These style of homes sell for more per square foot than two story styles.  In recent quarters, the percentage of bilevel and split level homes sold were down around 25%, and therefore the price per square foot has dropped.  This shows how only looking at averages can sometimes be misleading and you need to look deeper.  The highest selling price for a house in Carlton in 2013 was $585,000.  The average time to sell a home in Carlton in 2013 has been 45 days, only a couple days longer than the Edmonton average days on market of 42.
