The Best Edmonton neighbourhoods based on sale price ratio for September 2012 to August 2013 are all selling for 99% or more of their list price. These stats are based on neighbourhoods with 5 or more sales and for single family detached houses. The sale price to list price ratio shows how much the buyers are able to negotiate off the list price. So, it is a good indicator of a neighbourhoods popularity, the higher the ratio the stronger the market is for the area. I included areas that had 5 or more sales in the last 12 months only. I feel that that gives a better sample size and wnn't skew the average with neighbourhoods that have only had one or two sales. The top ten neighbourhoods over the last 12 months are:

4 of the top 10 are newer subdivisions; Starling, Orchards, Chappelle and Secord. These stats can be a little misleading in newer areas due to the fact that many times builder put their homes on the market and sell only for list price or built in extras and the home ends up selling for over list price. This can pull the neighbourhood average up higher than what is realistic. Bonnie Doon continues to be a very popular neighbourhood, there have been recent lot sales over $400,000 in the Bonnie Doon area so this strength in sale price to list price ratio does not surprise me.
