The top Edmonton neighbourhoods to live in based on sold price to list price ratio are similar to last months top 10.  I like the sold price to list price ratio as an indicator of how popular a neighbourhood is.  The home sellers are able to hold out for more money due to the higher demand from buyers in these neighbourhoods.

  I included areas that had 5 or more sales in the last 12 months only.   The top ten neighbourhoods over the last 12 months are:

Bonnie Doon has moved up from second place to first with homes only selling for 0.1% off of the list price in this area over the last 12 months!  Not much to negotiate when you consider the average selling price in Bonnie Doon in 2013 has been $421,754. As has been mentioned before, a few of these neighbourhoods are new subdivisions (Starling, Orchards, Chapelle, Secord).  These stats can be a little misleading in newer areas due to the fact that many times builders will sell the homes for full list price, or price built in extras into the home and it ends up selling for over list price.  This can pull the neighbourhood average up higher than what is realistic.   If you would like help in the sale or purchase of a home please contact me at Top Edmonton Neighbourhoods to live in
