The Ormsby Place / Woods home sale price per square foot has dropped to $203 in October, however that is based on only one home sale.  Ormsby Place normally sells in the $220 per square foot plus range and I don't expect the area to finish 2013 at this low of a level.  The Ormsby neigbourhood has a mixture of larger 1990's built homes (the Woods area) combined with 1970's bungalows.  This causes the price per square foot to fluctuate depending on what predominately sells each quarter.  The average sale price for a home in Ormsby Place year to date has been $424,981, and the highest selling price for a house this year has been $550,000.  The average time to sell a home in Ormsby Place over the previous 90 days is 46 days.  Pretty close to the Edmonton average days on market of 44 days for the same time period.
