Edmonton's Most Expensive Areas
So, where are the most expensive neighbourhoods in Edmonton? They tend to be near ravines and river valleys and some of them are newer subdivisions. The majority tend to be in mature neighbourhoods. These stats are based on single family detached homes sold (no condos or duplexes are included in the average sale prices), and for sales over the previous 12 months (June 2013 to May 2014). I also only included areas with 4 or more sales in the 12 month period.
Here are the top 10:
Westbrook Estates remains at number one with an average sale price of $1,158,455. Westbrook is located on Whitemud Creek and next to the Derrick Golf and Country Club in the southwest section of Edmonton.
Donsdale moves up from number four to number two and is selling for an average price of $1,018,427. This is impressive considering Donsdale is a newer subdivision in the west end. Normally, older mature neighbourhoods dominate the top 10.
Windsor Park moves up to number three from number eight with an average selling price in Windsor of $785,761. This is a U of A area neighbourhood that also borders the North Saskatchewan River valley.
Oleskiw aka Country Club is number four at $775,985 and is a 1970's built area in the west end of Edmonton.
Quesnell Heights average sale price of $766,525. Quesnell Heights is a tucked away neighbourhood bordering Rio Terrace and in between the North Saskatchewan River and Whitemud freeway.
Grandview Heights is selling on average for $755,088, another neighbourhood near the River valley and also bordering Whitemud Creek and the green space of the University of Alberta Farm.
MacTaggart average sale price $736,820 puts it at number seven. MacTaggart is also a newer area and borders Whitemud Creek.
Henderson Estates is number eight with an average selling price of $702,345. This is a old Riverbend area in the southwest area of Edmonton.
Magrath Heights is number nine and is next door to MacTaggart, it is also a newer subdivision with an average selling price of $681,333.
Cameron Heights squeezes in at number ten. Cameron Heights is also a newer subdivision in the West end bordering the North Saskatchewan river valley. The average selling price for Cameron is $669,241.
40% of the list are in newer subdivisions. The neighbourhood that sold the fastest of these ten was Grandview Heights where homes only took 26 days to sell! This is roughly twice as fast as the Edmonton average days on market for the same time period of 46 days. Magrath and Windsor Park both had the most homes sell for 100% of list price or higher, and that number was 7 homes that were likely in bidding wars / multiple offers.
