The official stats have come out from the REALTORS® Association of Edmonton for the December real estate market. The December numbers in 2010 are very similar to December 2009. The sales were a little off at 784 vs 881 sales in December 2009. The number of new listings for the month were very close: December 2010 1110 new listings, December 2009 1051 new listings.
The sale to listing ratio was stronger in December due to the lower number of new listings. It was 70% versus the year end average of 50%. That's right only 50% of the listings in 2010 sold.
As for prices, I've included a graph showing the average sale price for single family detached homes in the Edmonton area, a graph for condos in the Edmonton area and the overall listing inventory and solds for the Metro Edmonton real estate market.
The last graph I've attached is one that shows the listing inventory versus the sales in the Metro Edmonton area going back to the beginning of 2007. As you can see we are starting the year in a similar position to what 2009 started with for inventory.
