The King Edward Park Edmonton real estate average sale price per square foot has dipped down to levels not seen since 2009.  The reason for this fall is more due to what homes sold this last quarter in King Edward moreso than a general trend.  There were a higher number of homes that sold either on busy roads or backing onto busy roads this last quarter in King Edward Park.  That definitely can skew the average when you are considering "locationally challenged" homes in the average.  I expect to see the Mill Creek Ravine area neighbourhood of King Edward Park to bounce back over $300/sq ft in the next quarter.  The highest sale price in King Edward Park this last quarter was $649,9000 and it was a larger two story that was infilled back in the 90's.  The average time to sell a home in King Edward Park was 71 days, again higher due to homes that were on busier roads.  Homes with tougher locations often take twice as long to sell.
