Grovenor Edmonton Real Estate

The Grovenor Edmonton real estate average sale price per square foot has slipped lower in the 4th quarter of 2011.  The Grovenor average selling price per square foot continues to be much stronger than the Edmonton average sold price per square foot.  Grovenor has tended to stay in the $300/sq ft or higher range for most of the past 3 years.  The highest sale price recorded in Grovenor this last quarter of 2011 was $365,000.  The highest sale price for all of 2011 in Grovenor was $745,000.  What is interesting is this sale in Grovenor was not in the Capital Hill area of Grovenor (south of Stony Plain Road), it was on 104 avenue.  Most of the highest sale prices in Grovenor occur in the Capital Hill area that is steps to MacKinnon Ravine.  The average time to sell a home in Grovenor this last quarter was 37 days, that is quite a bit faster than the Edmonton average of 54 days.
