In fact, King Edward Park was originally part of the City of Strathcona and was merged in with Edmonton when Strathcona were joined.  Most of the development in King Edward Park was done in the 1950's, although there are a few homes still standing from the 1910's in the neighbourhood.  King Edward Park, similar to Ritchie has been popular with younger couples.  Roughly 58% of the homes sold in the neighbourhood over the last several years are 2 bedroom or less, and that style of home tends to appeal to couples or singles.  The single family detached home is the style of residential property that is the most commonly built in the area, and that style of home makes up 87% of the homes sold over the last several years.  There are a few condos in the neighbourhood, and the residential market consists of 5% condos.  There are a fair amount of duplexes in the neighbourhood, and many more are being built on infill lots in King Edward.  The duplex market makes up just under 8% of the residential sales in the neighbourhood.  Like Ritchie, these infill duplexes fit well with the City of Edmonton's desire to see more density in the older mature core areas of the City.  The duplexes also tend to fill a move up market need, as many homes in King Edward Park are in the 800 square foot range, and once the current residents outgrow their homes they have an option to remain in the area.
