Garneau is a popular area for University of Alberta students.  The area has an abundance of apartment style condominiums as well as older single family detached homes.  Similar to Strathcona, Garneau was originally it's own city.  It was amalgamated into Edmonton in the early 1910's.  The area is home to the University of Alberta, and is one of the oldest neighbourhoods within Edmonton.  With the construction of the University on the south side of the river, and the construction of the Parliament building on the north side of the river, the Garneau and Edmonton areas ended their rivalry and joined together.  There is a high percentage of renters in the neighbourhood, that is of course obvious when you have a massive post secondary school housing 30,000 students in your back yard.  Whyte Avenue begins in Garneau and the neighbourhood is on the western most portion of this popular shopping and entertainment district. 

Looking at historic sales, condos have made up 74% of the residential market over the last several years.  Single family detached homes consist of 25% of the market, and duplexes/townhomes make up the remaining 1%.  The oldest home that has sold over the last couple years was built in 1912.  That is very old for Edmonton standards.  The median year built for single family detached homes in Garneau is 1931 based on sales over the last 2 years.
