The Summerside Edmonton real estate average sale price per square foot has started to recover from the dip it had to end 2011. Summerside traditionally sells within $20 per square foot of the Edmonton average selling price per square foot. The average time to sell a home in the first two months of 2012 has been 49 days. That is just a couple days faster than the Edmonton average days on market of 52. The highest sale price in 2012 in Summerside was $770,000. The highest sale price for a home in Summerside last year was $1,135,000. I expect to see Summerside to continue to follow the pattern set by the Edmonton average sold price per square foot. I also expect to see the Summerside average sale price per square foot move closer to the Edmonton average in the future. There continues to be new construction in Summerside and these homes tend to have no basement development or landscaping and therefore sell for a lower price. As the neighbourhood matures, the sale price per square foot should rise as people improve their homes in Summerside.
