Henderson Estates Riverbend Real Estate

The Henderson Estates Edmonton real estate average sale price per square foot has recovered from the disasterous 4th quarter of 2011 and 1st quarter of 2012.  Henderson Estates is now back fairly close to the Edmonton average selling price per square foot.  The were a couple reasons for this plunge in Henderson Estates over that 6 month time period.  One reason was there were only 4 homes sold in that time, that is a really small sample size that can cause huge variances.  The second reason was that 2 out of those 4 sales were fixer upper homes.  I don't expect to see Henderson Estates back in the $200 per square foot selling range anytime soon.  It was a case of two quarters back to back that I believe is more of an exception and fluke than something that will continue.  The highest sale price for a home in Henderson Estates in 2012 has been $755,000.  The average time it took to sell a home in Henderson Estates has been 53 days.  That is roughly a week longer than the Edmonton average days on market year to date of 45.
