Best Edmonton Neighbourhoods in Edmonton based on Days on Market

The best neighbourhoods in Edmonton based on days on market is a good indicator of a neighbourhoods' popularity.  It is just as the name implies, how fast does it take to sell a single family detached home on average.  These stats are based on homes sold over the last 12 months, and I've only included neighbourhoods that have had 10 or more sales in order to not skew the average.  I also didn't include brand new homes (2012 or newer) as some of those homes are listed for months before completion and rarely sell in a "normal range".  For comparison, the Edmonton average days on market for a single family detached home over the last 12 months was 47 days.  The top 10 fastest selling neighbourhoods in Edmonton were all selling in 31 days or less.  And drum roll please,  here they are.
1) Meadowlark Park 24 days
2) Cloverdale 24 days
3) Tipaskan 26 days
4) Malmo Plains 26 days
5) Mckernan 27 days
6) Clareview Town Centre 29 days
7) Evansdale 29 days
8) Idylwylde 30 days
9) Dovercourt 31 days
10) York 31 days

Interestingly, this is a pretty broad cross section of the city.  You don't see neighbourhoods that are near the river, or near the University of Alberta only making this list.  In my opinion, here are some of the possible reasons for each neighourhood selling quickly.

For example, Meadowlark Park is close to a highly ranked school in Edmonton, Stratford is a K to 9 school with the Cogito program.   This combined with easy access to the Whitemud Freeway makes Meadowlark Park popular with families. For the empty nesters, the Meadowlark Shopping Centre with numerous health related services is within easy walking distance, and there is a Safeway steps away. Cloverdale is home to the Muttart Conservatory and is tucked away in a beautiful section of our North Saskatchewan River valley.  There is great access to Downtown or the University from Cloverdale. Clareview Town Centre is located in the northeast end of the LRT (Light Rail Transit).  That is a plus with many people and it shows in the low number of days on market.
