Strathcona Home Sale Prices

The Strathcona home sale price per square foot has slipped a little in June, but is still above $300 per square foot.  I expect Strathcona to move back up into the $340 per square foot or higher range that it has been selling for before.  The average sold price to list price ratio, or how much buyers have been able to negotiate off the price has been rising.  In April of 2013 the sale price to list price ratio was 98.5%, in July of 2012 it was as low as 94.2%.  The highest selling price for a house in Strathcona in 2013 was $1,110,000.  The average time to sell a home in Strathcona in 2013 has been 59 days.  That is slower than the Edmonton average days on market of 42 days in 2013.  Strathcona takes a little longer to sell because of the higher percentage of older character homes in the area.  These types of homes attract a smaller segment of buyers and take longer to sell.  This is very similar to the area Westmount which also has a longer days on market average.
