Another way to look at how popular a neighbourhood is, is to look at how many of the homes end up selling with full price or higher offers. Normally this is an indication that the home entered into a multiple offer situation where more than one buyer was bidding on the home at the same time. Multiple offer situations were very common in Edmonton in 2006 and the beginning of 2007 due to a lack of inventory and high demand. Today in 2013, roughly 11% of the single family detached homes in Edmonton sell for full list price or higher. That is excluding the homes built in 2011 or newer. The reason I excluded those homes in Edmonton, is that they are often builders' houses and they often sell for full list price without a multiple offer situation. This of course depends on the builders, some move in their price off of list, and others stay firm to their asking price. The top 10 neighbourhoods are:

8) Hazeldean
7) Strathearn
6) Ritchie
5) Meadowlark Park
4) Inglewood
3) Bonnie Doon
2) Greenfield
1) Malmo Plains

An interesting grouping of neighbourhoods to say the least. There are two areas on the North side (Beverly Heights and Kensington), Mill Creek ravine is well represented with Hazeldean, Ritchie, Strathearn and Bonnie Doon. Inglewood is west central and this area is next to the Municipal Airport redevelopment land. Malmo Plains and Greenfield are both south side areas near the LRT.
