I've put together a list of the top 10 highest priced neighbourhoods in Edmonton. These are based on sales of single family detached houses over the last 12 months (October 2012 to October 2013). I only considered areas with 5 or more homes sold in the last 12 months.
Here are the top 10:
1) Westbrook Estates with an average sale price of $1,150,889. Westbrook borders Whitemud Creek and the Derrick Golf and Country Club on the southside.
2) Quesnell Heights average sale price of $1,083,000. Quesnell Heights is tucked away between the River and Whitemud freeway.
3) MacTaggart average sale price $940,966. MacTaggart is a newer area in the Southwest area of Edmonton.
4) Donsdale average sale price $885,454. Donsdale is also a newer area in the west end of Edmonton.
5) Windsor Park average sale price $830,277. Windsor Park is located next to the University of Alberta.
6) Magrath Heights average sale price $815,081. Magrath is right next to MacTaggart in the Southwest and is also a newer area.
7) Grandview Heights average sale price $791,569. Grandview is near the river valley and enjoys the greenspace that is the University of Alberta Farm.
8) Oleskiw average sale price $772,618. Oleskiw or Country Club is in the west end of Edmonton.
9) Windermere average sale price $715,787. Windermere is another new area that is in the southwest of Edmonton off Henday freeway.
10) Glenora average sale price $709,311. Glenora is on the west side of downtown.
Every neighbourhood in this top ten list have one thing in common. They all border a ravine or the North Saskatchewan River valley. It is interesting to note that 4 of the top 10 priced areas are in newer subdivisions.
