The average time it takes to sell a home is a good indicator of the popularity of a neighbourhood. In 2013, the average time to sell a single family detached house in the city of Edmonton was 44 days. That is strong, but there were some neighbourhoods that beat this average by a large amount and actually sell in half the time on average. I looked at all Edmonton neighbourhoods that had at least 5 single family detached house sales in the last 12 months (January to December of 2013). Here are the top 10 fastest selling neighbourhoods in Edmonton:
The interesting thing with this list, is that the neighbourhoods on it are often scattered all over the city. The majority of the neighbourhoods are on the south side (8 out of the 10). But, representing the north side we have Kildare and on the west end, West Jasper Place. One thing they all do have in common is that they are mature neighbourhoods. None of the homes on the list are in newer subdivisions on the periphery of Edmonton. The other common elements for most of the neighbourhoods is the proximity to ravines or the North Saskatchewan River Valley.
