Best Edmonton Neighbourhoods based on Sale Price to List Price Ratio
The best Edmonton Neighbourhoods can be judged based on how much a home sells for in the neighbourhood in relation to it's list price. A higher sale price to list price ratio is a good indicator of the popularity of a neighbourhood, it is really a case of simple supply and demand. I had a look at neighbourhood in Edmonton that had at least 5 homes sell in the last 12 months to come up with this list of the top 10. These neighbourhoods fluctuate each month, but a few neighbourhoods are consistently on this list.
Here are the top 10 neighbourhoods in Edmonton:
Bonnie Doon 100.25% sale price to list price ratio. This neighbourhood is constantly on the list and interestingly sells for more than the list price on average. This indicates the presence of multiple offers in the area.
King Edward Park 99.87% sale price to list price ratio. King Eddy is another Mill Creek Ravine area neighbourhood like Bonnie Doon, and is just south of the number 1 neighbourhood.
Rosenthal 99.84% sale price to list price ratio. Rosenthal is a newer neighbourhood, and this stat is based on only 5 sales. As has been mentioned before, newer areas sold price to list price ratios can be misleading as builders often add extras in the home when they sell them and thereby increase the selling price to higher than the list price.
Starling 99.81% sale price to list price ratio. Starling is another new neighbourhood.
Malmo Plains 99.63% sale price to list price ratio. Malmo Plains is located next to the Whitemud Freeway within walking distance to Southgate Mall and therefore has good LRT (Light Rail Transit) access.
Hillview 99.53% sale price to list price ratio. Hillview is a Mill Woods neighbourhood and is new to the list this month.
Orchards at Ellerslie 99.4% sale price to list price ratio. Orchards at Ellerslie is a new subdivision on Edmonton's south side and is located south of Summerside.
Tweddle Place 99.36% sale price to list price ratio. Tweddle Place is another Mill Woods neighbourhood that made the top 10.
Woodcroft 99.3% sale price to list price ratio. Woodcroft is located near Westmount Mall and Ross Shepherd High School. There isn't a tremendous amount of turnover in this mature neighbourhood, although the area has seen more activity in the last 12 months than previously.
Terrace Heights 99.19% sale price to list price ratio. Terrace Heights is located near the North Saskatchewan River Valley in the southeast area of Edmonton. This neighbourhood has great access to Wayne Gretzky Freeway, the river valley and easy access to Anthony Henday Freeway and Sherwood Park as well.
So there you have it! The top 10 neighbourhoods, some new faces but some that are always on the list. The majority of the neighbourhoods are on the south side of the city. 3 of the top 10 are new subdivisions and the remainder are mature neighbourhoods with predominantly 1950's built homes.
