Here we go again! Where are the most expensive (and therefore desirable) neighbourhoods in Edmonton? The top 10 stay pretty consistent over time. I've put stats together for the last 12 months of the top 10, and I've only included areas that have had 4 or more homes sell in that time frame. The statistics are for the last 12 months up to January 2014. Also, only single family detached houses are included in these averages. No condos or duplex style homes are included in the averages.
Here are the top 10:
1) Westbrook Estates with an average sale price of $1,291,636. Westbrook was the top neighbourhood when I last did the stats, and it remains at the top. Westbrook's location is next to Whitemud Creek and the Derrick Golf and Country Club in the southwest area of Edmonton.
2) Quesnell Heights average sale price of $1,233,750. Quesnell Heights is a very secluded neighbourhood between the North Saskatchewan River and Whitemud freeway.
3) MacTaggart average sale price $934,250. MacTaggart is one of the newest areas on the list and is located in the Southwest area of Edmonton.
4) Donsdale average sale price $888,492. Donsdale is also a newer subdivision and is located in the west end of Edmonton.
5) Magrath Heights average sale price $806,925. Magrath borders MacTaggart and is also a newer subdivision.
6) Oleskiw average sale price $796,825. Oleskiw is also known as Country Club and is located in the west end of Edmonton.
7) Grandview Heights average sale price $771,327. Grandview faces the greenspace that is the University of Alberta Farm.
8) Windsor Park average sale price $751,714. Windsor Park is next door to the University of Alberta and also borders the North Saskatchewan River valle.
9) Windermere average sale price $751,680. Windermere is another new subdivision that is in the southwest of Edmonton off Henday freeway.
10) Crestwood average sale price $724,492. Crestwood borders the river valley and is on the west side of downtown. It is also home to popular schools.
Like the last time I put this list together, the top 10 have 4 neighbourhoods that are in newer subdivisions. The pattern of bordering a ravine or river as a commonality for all these areas continues on this list. Like the old saying, location, location, location!
