How Much Homes sell off the List Price in Edmonton
On average, Edmonton homes sell for 97.65% off of their list price over the last 12 months (May 2013 to May 2014). A good way to see how popular a neighbourhood is is to look at this statistic. A higher sale price to list price ratio normally indicates a popular neighbourhood, one where often more than one buyer is competing for the same home. Looking back over the last 12 months (May to May), I included the top 10 neighbourhoods with the highest selling price to list price ratio. I only considered homes with 4 or more homes sold in the 12 months.
Here are the top 10!
Garneau 100.34%. This University of Alberta area neighbourhood was also the fastest selling neighbourhood in Edmonton over the previous 12 months. This location is really a no brainer, walking distance to the University, and a very central location with Whyte Avenue nearby.
Rosenthal 99.69%* This one I have to put an asterisk beside. The reason is this a new neighbourhood in the west end near Lewis Estates. The reason for the asterisk is it is a new area where many of the homes are builder homes. As has been mentioned before, many of these homes sell for list price or higher as the builder will add in items to the list price such as hardwood, upgraded appliances etc. As a result, these homes often sell for more than list price due to upgrades.
Malmo Plains 99.59% This neighbourhood continues to perform well. Nestled next to the Whitemud Freeway and the University of Alberta Farm greenspace, this area is in a convenient location. Southgate Mall and the LRT are within walking distance as well. No surprise here that this one is high on the list.
King Edward Park 99.56% This Mill Creek Ravine neighbourhood continues to shine. Numerous infills of single family homes as well as duplexes have been built. Positives of this neighbourhood include the ravine, Whyte Avenue nearby and easy access to Bonnie Doon Shopping Centre.
Hawks Ridge 99.51%* another new neighbourhood on the south shores of Big Lake in the City's northwest area. The asterisk is for the same reason as Rosenthal.
Tweddle Place 99.45% is a Mill Woods neighbourhood that continues to rank high. This neighbourhood is also one of Edmonton's fastest selling neighbourhoods.
Hillview 99.41% is the second Mill Woods neighbourhood on the list. It is also another fast selling neighbourhood like Tweddle Place.
Ogilvie Ridge 99.37% is a Riverbend area neighbourhood. The only Riverbend neighbourhood to make the top 10. This sold price to list price ratio is quite impressive considering the average selling price for a home in Ogilvie Ridge is well over $700,000 in this 12 month span.
Tipaskan 99.3% is the third and last Mill Woods neighbourhood to make the list.
Allendale 99.26% is also a University of Alberta area neighbourhood and joins Garneau on the list. This is another area with a high number of infills and homes being knocked down.
