The Best Edmonton neighbourhoods based on full priced offers is a great way to measure a neighbourhood's popularity. When a home sells for more than list price, it is often an indication that there were multiple offers coming in from buyers. In effect, there was a bidding war on the home. The only times that I have seen homes sell for higher than list price, when not in a multiple offer, is in a new subdivision where the builder includes upgrades into the price. Here are the top 10 neighbourhoods over the last 12 months, the stats are based on sales May 2013 to May 2014.
1) King Edward Park continues to be in the number one position with 29 out of the 66 homes sold selling for list price or more. This popular Mill Creek Ravine neighbourhood is also strong when you look at
2) Summerside is a newer neighbourhood that still is seeing new construction, there have been 19 homes sold for list or higher here.
3) Allendale ties Summerside for third place with 19 homes selling for list price or more. This area also is up there on the days on market and ratio of sold price to list price lists. A very popular area near the University of Alberta.
4) Alberta Avenue, also known as Norwood, jumps onto the list at number 4 with 17 homes sold for list or higher.
5) Windermere is another new area with active new construction, the number of homes selling for list or higher are 16.
6) Chapelle is yet another new area in the southwest and is tied with Windermere at 16.
7) Westmount is also tied with Chapelle and Windermere at 16. Westmount is located next to the west side of downtown Edmonton and has many historic character homes.
8) Kiniski Gardens is the first Mill Woods area neighbourhood to make the top 10. There were 15 homes that sold for list or higher in the 12 month period.
9) Ottewell ties Kiniski Gardens with 15 homes. Ottewell is also a fast selling neighbourhood with nice sized lots and good sized 3 bedroom bungalows predominately in the area.
10) Duggan is the last to make the top 10 with 14 homes selling in the 100% ratio or more. Duggan is an area that also made the fast selling list.
Chapelle, Windermere and Summerside are newer subdivisions that made the list, and the stats may be misleading due to the number of builder sales in the areas. But, these are the only newer subdivisions that did end up making the top 10, that is a good indicator of their popularity as not all the new subdivisions made the top 10!
