I thought it was time to update the stat on how much Oliver and Downtown Edmonton condos are selling per square foot. In a previous post Impact of Arena on Downtown condo prices that was written in 2013, I had a look at the selling price per square foot in these two areas. I also looked at what they were selling for back in 2009 before the arena was being brought up in the news. In order to make the stats fair, I looked at only condos built in 2000 or newer and were 2 bedroom in both Oliver and Downtown. The sale price per square foot in Oliver in the last 12 months (back to June 18, 2013) is sitting at $369 per square foot. In downtown Edmonton the same type of condo is selling for $372 per square foot. So, Downtown is selling marginally higher than Oliver. The interesting fact is back in 2009 the sale prices per square foot were very different. In Oliver, the selling price per square foot was $352, but Downtown condos were only selling for $311 per square foot. Now, Downtown Edmonton condos are actually selling for more per square foot than Oliver condos.
Note, these selling prices above and on the graph are based on high rise and low rise condominiums sales, the numbers change if you look at high rise buildings only. In high rises, the average sale price per square foot in Downtown Edmonton is sitting at $397, where Oliver high rise condos are selling for more at $440.
