Most Expensive Neighbourhoods in Edmonton
The most expensive neighbourhoods in Edmonton tend to cluster around the North Sask River. I had a look at home sales for single family detached houses over the last 12 months. I only included neighbourhoods with at least 5 sales in them in that time period. Most of the neighbourhoods are older mature areas, but in the top 10, 3 of the neighbourhoods are newer subdivisions.
Here are the top 10 neighbourhoods based on highest average sale price!
Westbrook Estates normally tops the list and here again has. The average selling price in Westbrook is $990,317. The neighbourhood is located next to the Derrick Golf and Country Club and is a mature area in the southwest area of Edmonton.
Windsor Park has an average selling price of $902,938 and it is a popular mature neighbourhood bordering the University of Alberta and the North Saskatchewan river.
Crestwood is sitting in 3rd place with an average sale price of $891,258. As has been mentioned in previous posts, the average sold price in Crestwood depends on how many homes sell in East Crestwood (east of 142 st) versus west Crestwood. 142 street is a dividing line in the neighbourhood with a price differential often in the $500,000 range.
MacTaggart is the highest priced newer subdivision on the list. MacTaggart has an average sale price $870,544. MacTaggart borders Whitemud Creek and it is located south of Magrath Heights.
Magrath Heights is selling for an average price of $845,105 also a newer subdivision in the southwest. Magrath is located on a rise overlooking the Whitemud Creek.
Oleskiw also known as Country Club is currently selling for $771,935 and is a older mature subdivision built in the 1970's in the west end of Edmonton that borders a ravine.
Windermere now has an average sold price of $771,529. The neighbourhood is newer and continues to see more and more new construction being completed. Windermere is in the southwest and also borders the North Saskatchewan River with good access to the Henday freeway.
Quesnell Heights has an average selling price of $758,667. Quesnell is nestled in the area between the Whitemud Freeway and North Saskatchewan River. It is a low crime neighbourhood with limited access in and out.
Wedgewood Heights made the list and has an average sold price in the last 12 months of $751,939. The Wedgewood area has good access to the Henday freeway and most of the homes were built in the 1990's.
Grandview Heights is selling on average for $745,583, this is another neighbourhood near the River valley and also bordering Whitemud Creek plus the green space of the University of Alberta Farm.
