The Canossa (Castlewoods) Edmonton real estate average sale price per square foot jumped higher this last quarter of 2011. It is important to note that half of the sales in Canossa were smaller bilevel and split level homes. These style of homes tend to sell much higher per square foot than 2 story style homes in Edmonton. One of the homes I sold in Canossa this last quarter was red flagged by CMHC's automatic computer market evaluation program (called Emily). An appraisal is required when this happens and the property appraised easily. The reason the home was red flagged to begin with was that it was a smaller bilevel with a developed basement and it sold for a higher price per square foot. The highest sale price for a home in Canossa (Castlewoods) this last quarter was $455,000, the average time to sell in Canossa was 32 days. That is much lower than the Edmonton average of 54 days. The fastest sale in Canossa was 9 days.
