The Pleasantview Edmonton real estate average sale price per square foot continues to march higher. Pleasantview did see it's average selling price per square foot dip in the last quarter of 2011, but I expect it to rebound in 2012. Pleasantview continues to be popular with buyers that are tearing down and rebuilding. The average sold price per square foot was mainly under $300 in 2009, it is now seeing quarters where it is reaching the $340 and $350 price per square foot. The average time to sell this past quarter in Pleasantview was 95 days, this is higher than the Edmonton average of 54 days on market. The highest sale price this last quarter was $472,000 and for the year the highest sale price in Pleasantview was $557,000. I expect this high price number to rise as more of the infill homes start reselling in the future. In 2011, there were only pre 1980 homes selling in Pleasantview.
