The Ormsby Place Edmonton real estate average sale price per square foot has slid lower throughout 2011.  This west end neighbourhood has recovered from the unusually low number in the last quarter of 2010, but has continued to weaken in 2011.  Part of the drop can be explained by a higher percentage of 2 story style home selling in Ormsby Place as the year went on.  Each quarter therefore slipped as two story style homes tend to sell for less per square foot than a bungalow or bilevel.  The average time to sell a home in Ormsby Place was 51 days, almost the same as the Edmonton average days on market of 54.  The highest sale price last quarter in Ormsby Place was $473,000.  The highest sale price for the year of 2011 in Ormsby Place was $569,000.
